Rules

These Standards of Conduct were established by the Board of Directors in January 2016 to help residents understand what is expected of them.

Maintenance and appearance of the neighborhood

  • Front and back yards are to be kept free of trash and weeds.
  • Existing structures to be kept in good repair.
  • Trash and recycling containers are to be placed out of sight after Tuesday morning pickups.
  • Any resident's yard visible to the view of neighbors and the public must be kept neat and free of unsightly clutter.

Parking

  • No parking is allowed along Majestic Shadow Way and Majestic Shadow Loop.  Our inner street areas must be accessible for emergency vehicles.
  • Residents are to park their cars in their garages.  Residents on Roadrunner Circle and Majestic Ridge have the additional option of using a space along the city street curb in front of their home.  Because these areas a public property, parking there is on a first come, first serve basis.  Inoperable vehicles should be stored off-site or within the owners garage.
  • Parking spaces in the common area are for short term visitors.  However, because the residents along the Loop and the Way have no street side parking available, they may use the short term/visitor parking spaces from time to time as long as they are courteous and considerate of the need for others to also use them.
  • If a resident has an event that will require overflow parking, it is appropriate to inform the neighbors of the need and get their permission before the event occurs.

Pedestrians

  • Due to the street design, pedestrian use on Majestic Shadow Loop and Majestic Shadow Way is limited.  Adults are to be cognizant and alert, children are to be closely supervised by an adult.  There is no playground area for children.
  • All pedestrians on the interior streets must be aware that any cars backing out of garages have the right of way. Pedestrians are to move out of the way of a vehicle that is backing out of the garage.

Unused/inoperable vehicles

  • Unused vehicles will be reported to Codes Enforcement and may be towed at the owner's expense per the City ordinance.

Residential zoning

  • No resident may use his property for the operation of a commercial activity such as car repair, day care, etc.

Quiet enjoyment

  • Every resident is entitled to quiet enjoyment of their home.  Behaviors that interfere with another resident's peace of mind is not permitted.  Residents must be respectful of their neighbors.
